We find B & C class properties in A, B, & C areas. Then check that they meet our extensive security, growth, and distribution criteria and bring the opportunity to you!

All interested investors join you in funding the project. Then you receive tax benefits and cash flow returns!

Receive cash flow year after year, then after a period of time, a refinance of the property returns your capital investment to you and an additional lump sum.

Continue receiving monthly checks of cash flow from the property. If/when it sells, you receive another lump sum!

Tax Reductions

Cost segregation is a significant tax savings that can be passed on to investors, thereby increasing their overall return. A property will depreciate over time, allowing you to obtain a K1 which will offset your taxable income.

Depreciation can be accelerated the first year after buying an asset. It is one of the benefits of owning a larger multifamily asset.

Example:

In 2020, we invested $100,000 in a multifamily complex in Kentucky. The following tax year, we received a K1 for $45,000, which we used against our taxes in the year 2021.

​

This offset our taxes by $45,000! We were able to use the $45,000 savings to invest in another property. *

Cash Flow

Cash flow means continuously accruing passive income over an extended period of time. These types of investments are one of the only truly passive income opportunities.

​

You never have to lift a finger and are kept in the loop of all the work and progress of your investment at all times.

Example:

We invested $100,000 in a property in Texas. We receive a distribution of 8% annually for our investment, which is $8,000/year.

​

Once the property is stabilized—roughly within 3-5 years—the initial investment of $100,000 will be returned. Plus, we will receive additional money based on the new value of the property, which could be another 7-12% based on the 100K. 

​

This does not include a residual check we receive indefinitely until the property is sold again. The residual check on this scenario can vary from $125.00 per month up to $300.00 per month. This is based on the total profits of the property on a month-to-month basis.

When the property does eventually sell, we will also receive another distribution based on the sale of the asset. *

Breakdown Of This Scenario:

Invest $100,000
Year 1—your distribution $8,000
Year 2—you have made another $8,000 (total of $16,000)
Year 3—you have made another $8,000 (total of $24,000)
Year 4—you have made another $8,000 (total of $32,000)
Year 5—you have made another $8,000 (total of $40,000)

Property is refinanced

​

The $100,000 investment is returned and you can invest again.
Bonus check: $7,000.00-$12,000.00 (One lump sum). At this point, you have acquired roughly $47,000 - $52,000 after the investment return.

​

Residual check: $125 - $300 monthly until property sells. If it exceeds your lifetime, it will be passed to your children.*

Buy & Hold
Appreciation & Equity

Another way an asset will build equity is through appreciation over an extended period of time. The idea of buying and holding is a strategic way to make stabilized income for a longer period. Having multiple “buy and hold” assets will create a more lucrative financial portfolio.

The economy of scale makes investing in larger properties more lucrative. Our ability to add value to assets over time increases the overall return on your investment.

In 2017, we purchased an asset in Riverside, NJ for $60,000. Currently, the property has appreciated to a value of $325,000. By buying and holding the asset for six years, the value of the property increased $265,000. *

    While there is never a guarantee with any investment, we can assure our investors that we always invest alongside them and carefully choose assets with minimal risk. It should be noted that educated risk is part of what makes investment work.
  • Why do you choose to work on the East Coast primarily?
    We like to work in areas where we can have a "boots on the ground" approach at all times. It is essential for us to be a short flight away from viewing our assets firsthand and making sure our tenants are satisfied with their living conditions. A happy group of tenants will create a happy group of investors. That's a "win-win!"
  • How much money can I make when investing with your company?
    Our investor returns will always vary. Some investments will provide higher returns based on the distributions of the asset itself, in addition to the amount we can depreciate within the first year. Either way, we chose investments that are lucrative and compare that to our commitment of work that needs to take place.
  • With all of the uncertainty in the world, is it too risky to invest right now?
    There are always risks when investing. However, risks are very limited with East Coast Equity Group because of our expertise when analyzing asset classes, our careful studying of geographic locations, and our constant analytical understanding of economic shifts.
